01 Do you work with first-time landlords?

Yes. I can guide you through the process from the initial rental appraisal and preparation of the property through to marketing, tenant selection and tenancy setup.

I will also explain the differences between Let Only, Rent Collection and Fully Managed so that you understand which responsibilities you are retaining and which will be handled for you.

02 Which areas do you cover?

My principal lettings area is Stourbridge and the surrounding communities, including Wollaston, Pedmore, Norton, Hagley, Kinver and nearby parts of the West Midlands.

Properties outside these areas may still be considered where I am confident that I can provide the right level of local service.

03 Will you personally conduct the valuation and viewings?

Yes. I personally visit the property, discuss the rental strategy, advise on presentation, oversee the launch and accompany prospective tenants during viewings.

This means the person presenting the home understands the property, your objectives and the type of tenancy you are looking to create.

04 What will my property need before it can be marketed?

The exact requirements depend on the property, but landlords will commonly need the appropriate energy, gas, electrical and alarm documentation, together with any relevant mortgage, insurance, freeholder or licensing permissions.

I will review the position with you before launch and identify anything that needs attention. Formal legal, tax or specialist safety advice should still be obtained where required.

05 How are prospective tenants selected?

Enquiries and applications are considered individually. Relevant information is gathered and presented clearly so that you can make an informed decision rather than simply accepting the first applicant.

The selected applicants will then proceed through the appropriate identity, affordability, referencing and right-to-rent checks before the tenancy is finalised.

06 Is rent and legal protection included?

Rent and legal protection is included with the Rent Collection and Fully Managed services.

Cover remains subject to successful tenant referencing, insurer eligibility, policy acceptance and the applicable terms, conditions and exclusions. The precise protection will be explained before you select a service.

07 What happens to the tenant’s deposit?

Where a tenancy deposit is taken, it must be dealt with through an appropriate government-approved deposit protection scheme and the required information must be provided within the applicable deadline.

The deposit arrangements, responsibilities and end-of-tenancy process will be confirmed as part of your selected service.

08 How quickly can you find a tenant?

Timing depends on the readiness of the property, asking rent, local demand, availability of suitable applicants and the referencing and tenancy-setup process.

My priority is not simply to create the fastest possible move-in. It is to launch the property properly and secure a suitable tenant on an appropriately prepared tenancy.

09 How much will the service cost?

Fees depend on the service you select and the requirements of the property. I will explain the relevant charges, ongoing responsibilities and any third-party costs clearly before you instruct me.
