Once a sale is agreed, I continue to manage communication between solicitors, agents and everyone in the chain. You still deal directly with me until the keys finally change hands.

How do you determine the right asking price?

I consider recent comparable sales, current competition, local buyer demand, the condition and character of your home and how it should be positioned within the market.

The aim is not simply to suggest the highest figure. It is to recommend a strategy that creates genuine interest while protecting the value of your home.

Will I deal directly with you throughout the sale?

Yes. I remain your main point of contact from the initial valuation through to completion.

I handle the strategy, presentation, communication, negotiation and sales progression personally, so you always know who is responsible for your move.

What is included in the marketing of my home?

Your marketing is shaped around the property rather than produced from a standard template.

It can include professional photography, floorplans, considered written presentation, prominent exposure on the major property portals, social media marketing and direct communication with suitable buyers.

Do I need to prepare my home before the photography?

Small changes can make a meaningful difference, but you will not be left to work everything out alone.

Before the photography, I will advise you on presentation, lighting, furniture placement and any simple adjustments that may help your home photograph and present more effectively.

Who will conduct the viewings?

Wherever possible, I conduct viewings personally. This allows me to understand buyer reactions, answer questions properly and gather more meaningful feedback.

It also means the person representing your home has taken the time to understand it before introducing it to buyers.

How will I be kept updated?

Communication is adapted around what works best for you, whether that is by telephone, email, message or a combination of all three.

You will receive updates after viewings, when market feedback suggests a change may be helpful and throughout the legal process once a sale has been agreed.

What happens once I accept an offer?

Before recommending an offer, I look beyond the headline figure and consider the buyer's finances, chain, timescale and overall ability to proceed.

Once the sale is agreed, I remain involved and communicate with the solicitors, other agents and relevant parties to help maintain momentum through to completion.

What does it cost to sell with you?

My fee is discussed clearly during the valuation and confirmed before you make any commitment.

The service is offered on a no-sale, no-fee basis, so my interests remain aligned with yours from the moment your home comes to market.
