Moving home comes with a lot of questions. Whether you are selling, buying, letting or simply trying to understand your options, this page answers some of the most common questions I’m asked by homeowners, landlords and buyers across Stourbridge and the surrounding areas.

How do I choose the right estate agent in Stourbridge?

Choosing the right estate agent is about more than simply comparing fees. Local knowledge, marketing quality, communication, negotiation experience and the level of personal involvement can all make a significant difference to your moving experience.

You’ll likely find yourself speaking to your estate agent regularly throughout the process, so it’s important to choose somebody you trust, someone you feel comfortable with and someone whose approach aligns with your own.

Moving home is one of life’s biggest decisions and, in my opinion, it should never feel transactional. One of the most rewarding parts of my role is the relationships that develop along the way, and I’m fortunate that many clients return years later or recommend me to friends and family after their own move has been completed.

How long does it take to sell a property?

There is no one-size-fits-all answer, as every move is different. The time it takes to sell a property will depend on a number of factors, including the property itself, pricing, location, market conditions and buyer demand at the time of launch. In general, homes that are priced strategically and presented beautifully tend to generate stronger levels of interest.

Once a sale has been agreed, the legal process from offer to completion takes around 12 weeks on average. Of course, some transactions progress much more quickly, whilst others can take longer depending on the length of the chain, mortgage arrangements and the speed at which solicitors and other parties are able to progress matters.

Should I sell my home before finding somewhere to buy?

There is no right or wrong answer, as every move is different. In many cases, having a buyer in place before you begin your search can put you in a stronger position when the right property comes along, particularly in competitive markets.

That said, many people first find the home they would love to buy before putting their own property on the market. Whilst this can create a little more urgency, it certainly doesn’t mean the move can’t be achieved successfully. With the right pricing strategy, thoughtful presentation and a clear marketing plan, I’ve seen many clients successfully secure their next home and go on to enjoy a smooth move.

Ultimately, the best approach will depend on your circumstances, your onward plans and the type of property you are looking to buy. One of the advantages of working closely with an estate agent is being able to discuss your options and decide which route feels right for you.

What happens during a property valuation?

I will assess your property, discuss recent comparable sales, look at current market conditions and talk through your goals. The aim is to give you clear, honest advice so you can make an informed decision.

Is an online valuation accurate?

Online valuations can provide a useful starting point, but they should always be treated as a guide rather than a definitive answer. They cannot properly account for presentation, condition, improvements, layout, outlook, parking, garden size or current buyer demand.

From time to time, I like to compare online valuation estimates with what properties actually go on to achieve. Whilst the technology has improved considerably over the years, there can still be significant differences between an automated estimate and the opinion of somebody who has physically visited the property.

I often share the story of a home I visited where the online estimate suggested a value of around £360,000. Having seen the property in person and understood what made it so special, I was later able to introduce a buyer privately and agree a sale at a figure in excess of £1.6 million.

Cases like this are certainly unusual, but they serve as a reminder that homes are individual and that no algorithm can fully replace experience, local knowledge and seeing a property first-hand. In my experience, an in-person valuation will almost always provide a far more accurate picture.
